WHAT MAKES THE HEALTH SECTOR DIFFERENT?
As an investment class in Australia, health property has had a meteoric rise over the past 20 years. Although essentially non-existent in the early 2000s, it has become a genuine option for traditional large-scale commercial property investment funds.
It has recently been described as the new “fourth pillar” of the commercial property market, competing with retail, commercial, and industrial sectors and attracting the interest from individuals to large-scale public entities.
As with these sectors, health has specific nuances that must be clearly understood by property practitioners operating in this sector. Compared with traditional sectors, health property differs, not only in nature but also in definition. Retail, commercial, and industrial sectors are quite specific and readily definable. Conversely, health property encompasses a broad range of categories. Properties vary considerably in type, design, size, inclusions, use, and purpose. Together with the addition of a new sector of property, these variations provide property owners and fund managers with an ability to greatly expand the variety of assets they own.
Spending on health goods and services ranks highly in terms of its influence on the overall economy, with health expenditure now representing more than 10% of GDP.
The various levels of the Australian government fund a substantial proportion of the sector. Of the estimated $220.90 billion spent on health goods and services in 2020-2021, about 70% or approximately $156 billion, was funded by governments, primarily through tax revenue.[1]
